Renovation is different from a makeover
A makeover usually starts from a dirt lot. A renovation starts from something that exists, which makes the first decision the hard one: what stays.
Mature trees usually stay. A block wall usually stays. Twenty-year-old irrigation, a cracked slab, lava rock and railroad ties usually do not. We walk it with you and say which is which before we quote it, because demolition and haul-off is a real line on the bill and you should know what is driving it.
What we take out of old Perris yards
The same short list, over and over, in the older streets around Downtown Perris and out in Good Hope and Meadowbrook:
Lava rock. Decades of it, usually with weed cloth disintegrating underneath.
Dead irrigation. Cracked poly, buried valves nobody can find, and a controller that has not run correctly in years. We cap it or rebuild it.
Railroad ties and rotted headers. Whatever was holding the beds back is gone, so the beds are in the lawn.
Stumps and volunteer trees. Anything growing into a wall or a foundation.
It leaves in our truck. The reviews we get keep using the same word for how the yard looks after: clean.
Clearing out and rebuilding. The demolition is half the job.
What usually goes back in
Once it is cleared, a renovation is the same build as anything else: grade and drainage first, then base, then the hard surfaces, then the turf and planting, then the lighting. What changes is that we are working around what stayed, so the layout gets drawn to the trees and the walls instead of to a clean rectangle.
Questions people ask us
Can you save my mature trees?
Usually yes, and usually you should. We keep the root zone open with a mow curb around it and run the turf up to the curb, which is exactly what we did on a Perris job with two large trees.
What if I do not know what my old sprinklers do?
Normal. We find the valves, test what still works, and either cap the zones under the new turf or rebuild them for the beds. It is on the irrigation page.
Is renovation cheaper than starting over?
Not always. Demolition and haul-off cost real money, and sometimes taking everything out is cleaner than working around it. We tell you which one your yard is before you commit.
Do you haul everything away?
Yes, that is included. Old material leaves in our truck, not into your bins over the next six weeks.
